Rules and Regulations Guide

|
- The lot is rented for the sole purpose of occupation by a manufactured home for use as a single-family residence. The operation of a commercial establishment, wholesale or retail, is prohibited. Only the home described in this agreement is permitted on the lot.
- Each tenant shall keep his lot in a good state of preservation and cleanliness. Refuse shall be placed in proper containers and stored inside the home or garage until such time it is collected.
- The storage of commercial vehicles, recreational vehicles, trailers, boats, boat trailers and unlicensed vehicles of any type are not permitted on the home site. A storage area for such vehicles has been provided. These sites will not be assigned or reserved and all stored vehicles shall be stored at the owner’s risk.
- The maximum speed limit for all vehicles within the property shall be twenty (20) miles per hour. It is the responsibility of each individual to advise their family, friends and anyone else that may come to their home for any reason, that they be expected to adhere to the speed limit.
- Due to the fact that this community is exclusively for adults, visiting children, grandchildren, etc. will be allowed to visit for a maximum of two weeks and at that time must leave and will not be allowed a return stay until thirty (30) days have elapsed. There will not be any facilities or playgrounds provided for visiting children, so it will be the residents’ sole responsibility for the care and supervision of their guests. Whether your visitors are 4 years old or 14 years old, if they leave your lot, you must accompany them.
- No animals or reptiles of any kind shall be raised, bred or kept in any home or on any lot except domesticated house dogs or cats and providing that the tenant agrees and complies with the following stipulations:
- Pets must be kept under control and on a leash at all times when outside the home.
- No fences, doghouses or cages will be erected on any portion of the property.
- The tenant will clean up waste product resulting from the animal.
- No pet will be left outside when the tenant is not on the premises.
- No pet will be chained outside at any time.
- Any pet causing or creating a nuisance, disturbance or noise, which in the sole opinion of the landlord interferes with the use or enjoyment of any other tenant, shall be permanently removed from the property.
- The tenant agrees to full restitution for the replacement of any damage to shrubbery, trees and lawn caused by their pet.
- The discharge of firearms is strictly prohibited. All firearms must have proper state and local permits.
- Open fires are not permitted at any time, except for cooking fires contained within charcoal grills.
- No trailer, boat, tent, shack, barn or other structure shall be used for the purpose of a second residence on any lot. No lot, or portion thereof, shall be used for the purpose of outside storage of unused vehicles, junk, or other abandoned equipment. No substantially uncompleted structure shall be used as a residence
- No sign, billboard or advertising structure of any kind may be erected or maintained on any lots, provided, however, that not more than one advertising sign, of no more than eight square feet in size, may be used for the sole purpose of advertising the property for sale.
- No permanent laundry lines shall be erected or attached to any structure within the Subdivision.
- The performing of major car repair, changing of oil, or the greasing of vehicles is expressly forbidden on the homesite.
- No awnings, aerials, add-on rooms or other projections shall be attached to the outside walls of the home without prior written consent of the landlord.
