For TOP dollar, when selling your home, make it attractive.
Here's some suggestions:
...Tidy up the grounds, porches, and garage. Keep the lawn trimmed and edged. Make sure the yard is clean and neat.
...The front door gives a vital first impression. Be sure it's scrubbed and repainted if necessary.
...Dress up the windows! Wash the windows and clean the window coverings.
...If you've put off decorating (especially in the kitchen) do it now! $20 worth of paint may earn you money in the sales price. Kitchens, and bathrooms help sell homes. Make them sparkle.
...Keep all stairs clear.
...Don't forget to have all light sockets filled with bright bulbs. Illumination is like a welcome sign. Potential buyers will feel a glowing warmth when you turn on all your lights for a showing, day or evening.
...Wash dished, put away clothes, straighten up newspapers, remove clutter.
...Make the beds with attractive spreads.
...Keep pets out of the way when prospects are in the house. Many people are allergic or afraid of animals.
...Avoid having too many people present during showings. The potential buyer will feel like an intruder and will hurry through the house. Don't allow children to tag along with the potential buyers.
...Leave the showing to the salesperson. The salesperson knows the buyer's requirements and can best emphasize the features of your home that meet the buyers' needs. What is important to you may not be important to the buyer. If the buyer has questions, they'll ask you.
...Leave the House if possible.
...Don't discuss anything concerning the sale with a potential customer. Let your agent discuss price, possessions and the terms of the sale. Your agent is an experianced negotiator.
...Never apologize for appearance. It either distracts or accentuates the problem.
...Pack valuables now and store extra furniture and knick-knacks.

...Since an appraisal is required for a mortgage, it's senseless to price a property for more than it's worth...it won't appraise, the buyer won't get the mortgage and you're home won't be sold.
...Most buyers comparison shop and looking at your home may convince them to make an offer on a different property that's more reasonably priced.
...Many buyers won't even look at an overpriced home, thinking it's out of their price range.
...Properties left on the market for extended periods of time usually become "shop-worn," causing buyers to believe something is wrong with the property.
...Overpricing tends to dampen other Real Estate agent's attitudes making it less likely to be shown.
Overpricing lengthens marketing time and invariably results in a lower selling price than would have otherwise been obtained.
