All Floor Plans included in each set of drawings will contain all dimensioned exterior & interior walls and doors and windows as described by the client. All rooms will be located, labeled, dimensioned and arranged according to the client, but all finish work, including interior wall textures and colors, along with furnishings, for all rooms will be determined by the owner / builder. Each Floor Plan is a fully dimensioned set of construction documents.

Elevations
|
|
|
Elevations for each Exterior wall are included. General exterior materials and textures are shown, but final textures and finishes are to be determined by the owner / builder. Elevations are representative and may or may not be adjusted by the owner, builder and/or engineer.

Sections
|
|
|
Section cuts are used to demonstrate suggested floor levels and wall heights. Most plan sets come with 2 section cuts (one length wise, one cross-sectional) but more section cuts may be used on more complicated buildings.
|
|
|
|
|
Framing Plans
|
|
|
Framing plans demonstrate the direction and layout of the floor framing systems for each floor level. A roof framing plan is also included.
|
|
|
|
|
Electrical/Plumbing/Mechanical
|
|
|
Included in each plan set are blank floor plan layouts for each floor level for use as drawing templates for electrical, plumbing and other mechanical drawings. We do not include any design of these plans by default, but these plans can be completed at the request of the owner / builder at an additional cost. These plans are usually designed and hand drawn on the blank floor plans by the owner, builder, engineer, or sub-contractor.

Average Plan Sets
|
|
|
The average number of sheets in a set of construction documents produced through 3Peak Design varies anywhere between 5-15 sheets. On rare occasions, this number may need to be altered.
Included in the standard set of construction documents is five (5) sets of printed 24x36 architectural construction drawings on white paper. Alternatives may be available upon special request.

Full Design Services
|
|
|
$50 / hr
Services available only when combined with the Design & Drafting fees.
The Full Design Services is offered as a more inexpensive alternative to full Architect service fees. Design services are charged by the hour. If you are looking for a new house design, but don't yet have a concept/layout together, I can assist you with the designing of your home. After you have accepted the design, we will then move into the drafting phase. 'Simple Drafting & Design' fees apply as described below.

Simple Design & Drafting
|
|
|
All Residential Spaces: $0.50 / sf
These fees are used when the client has only a sketch, an idea, or even a full set of plans to which they want changes made. This is, by far, the most common method used by client.

|
Plan Redraw / 'Copy'
|
|
|
All Spaces: $0.25 / sf
These fees are charged for clients who have a set of plans that they are already happy with and simply want them redrawn. No changes are allowed from the original plans. This allows for a digital version of the plans, additional prints, clearer prints and more. This method is also used for rendering services (as described below).

Rendering Services
|
|
|

Upon the completion of plans, we offer simple rendering services for $25 per finished rendering or extended rendering services for placement of your building on an image of your choice for $100 per finished rendering.

$200.00 per Finished Flyaround
Flyarounds are available for all completed drawings. These virtual Flyarounds are delivered in a digital format on a CD.
