Construction Management For The Builder

My Daily Schedule...

I am available from 6:00 a.m. to 6:00 p.m. each day and I visit each job-site daily. The time I visit each site as well as the amount of time I spend at each site varies greatly. It is determined by the stage of construction we are in and the direct supervision needed at that time.

I am hired on a per job basis,so you have no overhead for my service except my fee for that particular house. You do not have to match Social Security, No Workers Comp, No Health Insurance Benefits, No Vehicle, No Phones, etc.

Documentation...

I have found that documenting phone calls help to alleviate problems in the field, I can't say that I document every one, but I get the majority. I also take digital pictures of various items during the process, so there is visual evidence of a particular situation. I keep these on my computer and they are available to you on an as needed basis. If you would like all of them they can be sized, cropped, optimized, and uploaded to an on-line album or CD for a small charge.

Change Orders...

The nemesis of any builder, what to do with those change orders? I inform the subs upfront, if they do not have my signature on the change order they will not get paid, period, and I have found that by developing a good working relationship with the subs, I eliminate a lot of the CO's. One of the ways I do this is to help them understand that we expect them to bid a job completely and properly, and when they fail to do that, we will not absorb the cost of their mistake. If it is on the plan, or if it is reasonabe to assume that it's necessary, then it is their responsibility to see that and include it when they are bidding the job.

My Philosophy...

I am fair but firm, and I believe in communicaton above all else. Any situation can be worked through if the lines of communication are open, and the sub feels listened to and appeciated. What are the reasons he is working on our job instead of another builder? He is treated respectful, the job site is ready for him, the appropriate materials are there, and he recieves prompt payment. I know a lot about new home construction, but I can't possibly know more than the sub who works in that particular trade every single day for years. When there is a problem I ask them how they would solve it, at that point I may or may not already have a plan to remedy the situation, but my head is not that big that I don't realize they may have a better solution.

Job Site Cleanliness...

One of my pet peeves is leftover food debris on the job site. I ask that you supply a labeled garbage can to be left on the job site, and that you set up the account for a dumpster on the site, and that I have the authority to swap it out when needed. Also a labeled broom so that the house can be given a quick sweep, either by a laborer you supply or a sub laborer.
