Commercial Carpet Care
 Textile floor coverings fall under IRS guidelines, classified as Capital Expenditures (Capex) with 7 year Capex depreciation cycle. For this reason it is often difficult to impossible for facility managers to replace poorly maintained carpet before year 5 in the Capex depreciation cycle. Pre-mature replacement affects the bottom line of the organization.
Premature replacement of carpets doesn't have to occur and shouldn't if the asset is maintained properly.
With commercial textile floor covering warranties extending out to 15, 20, up to 25 years and client expecting greater performance of the asset they acquire, the care and up-keep of the Capex expense must improve to meet those expectations.
Keeping clean carpet clean is developing a fluid process of maintenance within the facility where we do not allow the soil load to build up. We protect the asset and prolong it's use life by actively preventing what we can't see from becoming visible to the unaided eye and we remove what we can see when we see it so that the "unique" soil hiding ability of the textile floor covering is not exploited.
When little to no abrasive dirt is allowed to embed itself into the pile, abrasion will not occur. When organic soils are removed before they are embedded into the pile and gain moisture, abrasion and chemical damage will not occur. Finally, when air born microscopic dust that lands on the surface of the pile every day is not allowed to accumulate and migrate into the pile, chemical damage to the fiber does not occur.
In health care this is called preventative medicine, once the patient is sick we call the procedure curative medicine. Keeping clean carpet clean is preventative cleaning, cleaning soil loaded textile floor coverings is corrective surgery.
